Permits for new construction do not stop the momentum. According to Instat data, only in the first quarter of the year the country’s municipalities have approved 397 construction permits, 146 more permits compared to the same period a year ago.
The approximate value of these permits approved by the local government for both buildings and infrastructural engineering works for the period January-March is estimated at about 39 billion ALL or 323 million Euros, increasing by almost 47% compared to the same quarter of 2021.
The area of permits issued has been significantly expanded this period by more than 1 million m2 for these 397 building permits, where about 800 thousand square meters belong to the buildings that are under construction and will be built in the capital.
Most of them result in approved permits for residential buildings, mainly for one or two storey buildings, while about 105 of them have been signed for non-residential buildings, mainly hotels and similar accommodation structures, commercial buildings, industrial buildings or even for offices.
Tirana also tops the list with more permits for new buildings with 112 such, followed by the district of Durrës with 84 permits and Fieri with 48 approved permits, the three counties that have received a great boost in development and hold the largest share of the country’s economy.
From 2010 until the end of March this year, over 10,700 permits for new buildings have been approved. The momentum of constructions was slowed down during the years 2014-2015 with the imposition of a moratorium on constructions, to return to the growth in the following years to mark record levels in 2021 with over 1,300 permits and an approximate value of 820 million euros. .
More permits for new buildings means more money for municipal budgets that are becoming increasingly dependent on the revenue they collect from infrastructure impact tax, a payment that construction companies must make after obtaining permit approval. for the construction of facilities.
